HOW DO I APPLY?

You can apply online or complete a paper application with one of our Consultants.

WHAT DO I NEED TO PROVIDE WHEN I APPLY?

You will need to provide 2 forms of approved identification and proof of income. You can easily upload these documents during the online application process, email them to us, or drop them off at our office.
 

IS THERE A FEE TO APPLY?

There is an application fee of $45/person and a reservation fee of $250. The reservation holds the apartment while we process your application. Once you are approved, we apply the fee to your first month’s rent.  

You can pay the fees with ACH or credit card with no service charges or processing fees. You can also pay with a personal check or certified funds. Your choice.

 

IS THE RESERVATION FEE REFUNDABLE?

If your application does not pass our screening, the fee is refundable. It is not refundable if there is a failure to complete the application, sign the lease, and/or submit all payments due.
 

HOW MUCH IS THE SECURITY DEPOSIT?

For qualified applications, it is equal to one month’s rent. 

 

DO I NEED TO PAY FIRST MONTH, LAST MONTH, & SECURITY?

Nope. We only require the first month’s rent and your security deposit. They are due at lease signing.

 

WHAT ARE THE OTHER FEES?

There is a onetime amenity fee of $200. 

If you are bringing an approved furry friend, there may be a non-refundable onetime $500 pet fee. Service animals do not require this fee.

 

WHEN DO I SIGN MY LEASE?

You will sign your lease, pay your move in monies, and schedule your Move In Orientation within 72 hours of application approval.

 

DO YOU ALLOW PETS?

Of course! Here’ our policy:

Studio and One bedroom apartments allow 1 pet up to 35 lbs. There are breed restrictions for dogs.

Two, three and four bedroom apartments allow for 2 pets with a combined weight of 55lbs.

We partner with PetScreening.com to screen all animals living at the Touraine. 

 

WHAT IS PETSCREENING.COM?

This service helps us ensure that our community is a pet-responsible environment. Our residents screen their animals here and in return they can be certain animals living with us do not have a history of being a danger to other pets or people and have current shots.  

The profile you create belongs to you.  Use it to share info with your dog walkers, pet groomers, sitters, and veterinarians.

 

HOW MUCH DOES PETSCREENING.COM COST?

It’s just $20 for the first pet profile and $15 for each additional pet profile. The profile is valid for one year.  There is no charge for assistance animal accommodation requests or no pet profiles. 

 

HOW DO I PAY RENT?

You can choose to pay rent with a personal check, cashier’s check, or online through our Resident Portal.  

Once you move in, you will receive an email invitation to create your Resident Portal account.  

 

WHAT ELSE CAN I DO ON THE RESIDENT PORTAL?

Besides setting up one time rent payments or recurring payments, submit service requests, reserve amenities, chat with your neighbors on the community board, contact our team, track your packages, and manage your lease renewals through the Resident Portal.

 

WHERE CAN I PARK?

There are six different parking lots within a block or two offering valet and self-parking options.  The monthly parking rates range from $325 – $375.  Contact us for more information!

 

WHAT ARE THE UTILITY SERVICES?

The Touraine provides its residents with both hot and cold domestic water as well as the heating/cooling water for your apartment’s HVAC system. Cooking gas is included in the rent as well. The only utility you pay for is electric. It is separately metered and can be paid with your rent.

 

WHO ARE THE TV, PHONE, AND INTERNET PROVIDERS?

Comcast is the preferred provider at The Touraine.

IS THERE ANY OUTSIDE SPACE?

Besides being blocks away from beautiful parks, the Touraine is steps away from a quaint Courtyard shared with our Annex building.  

 

IS THERE STORAGE?

Every home receives a complimentary bin in one of our 3 Basement Storage Rooms. Subject to availability, additional storage bins are available for a fee. 

 

CAN I SUBLET?

We do not allow subletting and have solutions for uncertainty. Our flexible lease terms and Buy, Build, or Transfer Addendum give you wiggle room when making your housing decisions.
